Planning & Zoning Division

The Planning and Zoning Division oversees the review of development applications, including site plans, annexations, re-zonings, temporary use applications, sidewalk waivers, and Future Land Use map amendments.
 

Purpose


The Planning and Zoning Division chairs the city's Technical Review Committee (TRC) which reviews development applications for consistency with the Comprehensive Plan, Downtown Master Plan, and the Comprehensive Zoning and Land Development Code (LDC). TRC members include staff from Building, Engineering, Fire, Planning, Public Works, and the City Arborist.

 Development applications may be submitted to the Planning Division any time that City Hall is open.

The review schedules are different depending on the type of development application. After your application is submitted, a case planner will contact you to provide a schedule for the review. Applications are reviewed by the Technical Review Committee (TRC) for compliance with the Fire, Building, and Land Development Code.

Site plan applications that are received by the 20th of the month will be scheduled for a TRC review meeting on the 3rd Thursday of the following month. If the 20th falls on a weekend or holiday, applications would need to be received by the last business day before the weekend or holiday to be scheduled for the next TRC meeting.
  

Preparing to Submit the Application


A pre-application conference with the Technical Review Committee is strongly recommended for any site plan application. Please call us to schedule a time. We encourage you to schedule an appointment if you would like to meet with planning staff or other staff regarding a development application.
